Apartment ownership is understood to mean co-ownership of a share of a property that is inseparably linked to the right to exclusively use and solely dispose of an independent apartment, other independent premises or a parking space. The apartment ownership contract sets out the rights and obligations of the apartment owners, e.g. with regard to the parts of the residential complex covered by the apartment or the bearing of operating and ancillary costs.

As soon as you have decided on your desired apartment, we will prepare a purchase offer, which also includes the payment terms. Once you have signed the purchase offer and provided us with the necessary information on the source of funds, the trustee will establish your personalized purchase contract using the data you provide. You then arrange a date for the signing of the purchase contract with the trustee. The signatures on the purchase contract are notarized.

No. In our case, the entire project is managed by a lawyer/trustee. This means that all home buyers sign the same contracts and there are no unwanted delays in the purchase process or later in the land register entry and establishment of home ownership. It is only through central support by the same trustee and solicitor that proper and fair execution of the entire sale is possible.

The retention deposit is an amount equal to 2% of the purchase price, which serves as security for the buyer for a period of 3 years after the handover of the apartment. The retention also serves the purpose of protecting the buyer from any disadvantages in the event of the developer becoming insolvent after handover. At Raiffeisen WohnBau, the retention is provided with a bank guarantee from an Austrian bank, which is given to the buyer upon handover.

The appraisal report determines, among other things, the number and type of independent apartments, rooms and parking spaces in a property, as well as their utility values. The appraisal report is needed to establish home ownership of the property. The utility value calculation determines the relationship between the ownership shares of the individual co-owners (e.g. of a residential building) and establishes a calculation key (e.g. to determine the operating cost share of the individual owners).

All buyers will be informed in writing of the planned handover date in good time before completion.
